The History of Michelle's Half-Acres:
This Land, Platted as Lot 52, was owned by the Gomez family (Nicoya Limited), the owners of the original 2 tracts that composed the Wyndsor Place Subdivision. Nicoya Limited (Gomez) sold off a portion of the surrounding land to Layrel Oak Aquisitions, LLC, a company formed and owned by two local builders, Andy Colombino and Mark Kundrat. As part of the agreement, they would design, finance, and build the entire subdivision, record the plat and deed restrictions, and Nicoya Limited (Gomez Family) would retain the center approximately 4.5 acres, which would be a part of the plat but not the restrictions, in the form of Lots 41, 50, 51 & 52.
In an Unfortunate Turn of Events, upon completion and acceptance of the subdivision construction (Wyndsor Place), the contractors, owners of Laurel Oaks Aquisitions, LLC, could not afford to pay the property taxes on the land, so the final plat could not be recorded. Thus, the subdivision construction completed and accepted by Hernando County and SWFWMD sat unrecorded and unplatted. Still, all work done and the fully executed plat sat in A C vivil Design, LLC's office, the Engineer of Record, until a group of Jewish Israelis purchased the land from an investor after it went through two or three bankruptcies as Laurel Oak lost the land to the bank, and then failed. The land was like a hot potato. At one point, Rich Matassa, P.E., the engineer of record, had to attend a closing and explain to the buyers and the attorneys how and why the plat, fully executed and unrecorded, was still good for recording, like a deed in a drawer.
This amazing Group of Jewish Israelis, headed by Asher, the only English speaker, as the rest spoke Hebrew, lived in Israel. The Engineer of Record, Richard Matassa, worked with these amazing people, the county, and Darryl Johnston throughout to prepare the Wyndsor Place HOA documents. The Gomez Family was unaware that the plat they had executed years ago was to be recorded. Upon recording, my Husband approached Mr. Gomez and me, Michelle Carlin, who purchased the land and then put it in the corporation for the redevelopment currently underway, including the construction of Lot 6 on the Cul-De-Sac and the recreation of the pond storage owned by Hernando County.
The Joint SWFWMD permit with Hernando County, Florida, for the pond owner is underway and should be completed by the end of 2026, pending any expedited purchase.
